How does access control work for homeowner communities in Spain?
Published 11 June 2026
Access control for homeowner communities lets residents open the garage or pedestrian door from their phone and manage who can enter without handing out physical remotes. The administrator registers each resident, assigns permissions for specific doors, and every opening is logged. PuertApp adds this control on top of the community's existing installation, without changing the motor or existing remotes.
The problem with remotes in communities
In many homeowner communities, garage access relies on remote controls: they get lost, copied without control, and when a resident moves out recovering their remote is hard. There is no way to know who opened the door or to remove access immediately.
App-based access control solves this. Each resident has their own user, permissions are granted and revoked from a platform, and there are no physical copies to manage.
How the property manager runs it
The property manager or community president manages the community from a web dashboard. They can invite residents by email, assign each one the door permissions that apply, and revoke access when someone leaves. A single administrator can manage several communities from the same account.
Residents register by invitation: they receive an email from their administrator and download the app. Not just anyone can sign up on their own, which keeps control in the community's hands.
Traceability and security
Every opening is logged with who did it, when, and the result. This gives the community full traceability that is impossible with traditional remotes. Communications travel encrypted (AES-256, TLS) over AWS IoT infrastructure, and the system is designed to comply with GDPR, storing only the data needed to provide the service.
Frequently asked questions
Do we have to change the garage installation?
No. PuertApp connects to an existing community remote. The motor and control panel are not modified, and physical remotes keep working.
Who can manage access?
The community administrator (president or property manager) manages registrations, per-door permissions and revocations from a web dashboard.
Can access be removed from a resident?
Yes. The administrator can revoke a resident's access, with no need to recover physical remotes.
Does it work for multiple doors?
Yes. Several doors (garage, pedestrian, different entrances) can be controlled, with per-door permissions assigned to each resident.
